EXPERIENCE
2008- First Phase is completed. Last two lots put on Hold due to Market Conditions
2007- Started Offsite Development and 12,000 Sq Ft building. Completed all construction
10-07 including Certificate of Occupancy.
2006- Finally received the go ahead for the Indio Project know as “Plaza del Sol, Indio LLC” DBA Rubidoux Plaza consisting of 3 buildings with a total of 31,140 square feet on 2.47 acres. After a one year Moratorium ending Feb. 7, 2006. All plans are finally totally approved and project is ready to begin architectural plans are in City of Indio in Plan Check.
2005- After a very long entitlement process with Rancho Mirage, CA for Indian Trail Plaza development completed all of the Infrastructure for 5 Sante Fe style buildings and sold project to a major developer for $2,7 million. Sold several Industrial Buildings throughout the year.
2004- Major sales selling 105 Residential Lots with 87 different owners , Commercial & Industrial buildings $15 Million in total sales volume.
2003- Purchased 2.47 Acres in Indio, CA. Started entitlements process 2003 on property to Development 31,140 Square feet Commercial Building on subject property.
2002- Purchased 1.90 Acres in Rancho Mirage, CA process tentative map & received all
entitlements to build 5 Santa Fe Style buildings. Along, with marketing land to developers and Residential Homes to prospective Buyers & Sellers.
2001- Between land acquisition & residential homes sales has closed over $15 million.
2000 - Joined the Fred Sands Desert Realty. At the current time I am into the City of Palm Desert with 3 separate parcels all with tentative tract approvals at this point. Currently I have over $10 million in listings & 4 million in open escrows. Also, marketing the Hovley Estates West subdivision of 16 homes. Fred Sands was bought out by Coldwell Banker a Cendent Company on the New York Stock Exchange.
1998 -1999: The Eva Welsh Company marketing Residential Homes and developing raw land into improved lots ready for building of homes. The Welsh Company is a boutique high end Real Estate Company specializing in $1,000,000 Plus homes. Hovley Estates West on the corner of Hovley & Monterey into 16 residential Lots. Also sold to the same developer 5 Acres map into 20 Lots across from the old Southwest Community Church on Hovley Lane
1994 - 1997: specializing in the Marketing and Presentation of Commercial Real Estate outside of the area to Institutional Investors.
1992 -1993: Built and opened 300 seat Senor Salsa Mexican Restaurant in Tequesta Florida.
1991: Opened Senor Salsa in Palm Desert, California and operated DOMINICK MANCUSO’S TRATTORIA of Palm Desert, California. Sold several residential homes in the range of $250,000 - $600,000 in Palm Desert and Indian Wells, California.
1990: Total Real Estate sales in excess of $78,000,000 ( million ). The sale of Indian Wells Country Club ( Home of the Bob Hope Classic) for an all cash transaction of $40 million to Ken Mizino plus the Old Ramada Inn (Indian Wells hotel) also to include the Indian Wells Racquet Culb for a total of $78 million.
1989: Developer / Builder for 12 unit apartment complex in Palm Desert, California and sold project to Yamada Scope USA of Osaka, Japan. Also sold the southwest corner of Fred Warning and San Pablo across from Palm Desert City Hall to a pension fund for $1,000,000.00. Fred Waring Dr. & Portola in Palm Desert, CA.
1988: Purchased the Old Gallery Louisiana Restaurant from Mr. Jack Rule redesigned, remolded and opened DOMINICK MANCUSO’S TRATTORIA of Palm Desert, California. Also, sold the last 10 lots in Indian Wells Country Club, California, owned by Mr. George Martinovich, for $2,500,00.00 ( all cash ) to Yamada Scope USA of Osaka, Japan and built all the homes for them.
1987: Instrumental in the growth of Mancuso’s Restaurant, a fine dining establishment, to six restaurants in less than 5 years.
1986: Acquired the land and designed a 32,000 square foot building along with a complete 10,000 square foot restaurant known as the Stanley B’S ( Palomino Restaurant ) valued at $3,200,000.00. The project consisted of 3 stories.
1984: Sold condominiums in Monterey Country Club and Rancho Las Palmas Country Club in excess of $1,300,000 in the first quarter of the year.
1983: Obtained California real estate license. Set up the acquisition to purchase the old Entienne’s Restaurant in Palm Desert, California and remodeled and opened MANCUSO”S of Palm Desert, California. Sold the Palm Tree Restaurant to Jack Rule for $350,000.00
1981: Scottsdale, Arizona, assisted in opening of a new restaurant in the “Borgata” of Scottsdale, AZ.
1980: Columbia, South Carolina, developed Coopers Creek Country Club consisting of 18 hole golf course and 800 single family lots, sewer treatment plants and private water company.
1980 - 1978: Acquisition 12 acres of raw land in the South Phoenix, Arizona for low income minority housing and within six months all F. H. A. and V. A. approvals for 235 subsidized housing units, using manufactured housing. This was the first subdivision of its kind to be put together in the Phoenix area.

1977: Phoenix, Arizona
· “ 19th Avenue and Colter “ known as “ Mancuso Manor “ purchased 3 acres of raw land obtained all city approvals and put in all offsites for 41 townhomes.
· “ 24th and East Thomas “ joint ventured with Transcontinental Mortgage Company. Constructed 8 units, sold out during construction.
· Built several single family homes ranging from $52,500.00 to $500,000.00 and handle all marketing and sales.
